When homeowners call us about standing water in their lawn or moisture in their basement, the most frequent solution we implement is the French drain. Despite its elegant name, a French drain is a heavy-duty sub-surface drainage network designed to capture water before it pools on the surface.


How It Works: We excavate a precise, sloped trench through the wettest areas of your property. We line this trench with a specialized, porous geotextile fabric to prevent dirt from clogging the system over time. Next, we lay a perforated PVC pipe at the bottom of the trench and backfill the entire cavity with washed river gravel.


As water saturates your lawn, it naturally takes the path of least resistance. It flows through the gravel, drops into the holes of the perforated pipe, and is safely routed completely away from your home's foundation to a safe discharge point, such as a dry well or a municipal storm ditch.


2. Eliminating Downspout Flooding (Underground Piped Runoff)


Take a look at your home during the next heavy rainfall. A standard residential roof collects thousands of gallons of water during a heavy downpour. All of that water is channeled into your gutters and blasted directly out of your downspouts—usually within two feet of your home's foundation.

Leaving your downspouts to empty right next to your house is a recipe for foundation failure. To solve this, we excavate narrow trenches from each of your downspouts and install smooth, rigid solid-core PVC pipe underground.


We connect your downspouts directly into this underground line, carrying the high-volume roof runoff fifty or a hundred feet out into the yard, discharging it safely through a pop-up emitter in an area that can easily handle the water without causing erosion.


3. Surface Swales: The Art of Natural Regrading


Sometimes, the best drainage solution doesn't require burying pipes at all; it requires correcting the slope of the land itself. Over years or decades, the earth surrounding older homes in Orange and Culpeper counties naturally settles, often causing the ground to slope toward the house rather than away from it.


We utilize our compact excavators and skid steers to perform precision regrading. One of the most effective methods is cutting a swale—a wide, shallow, and beautifully graded ditch lined with turf or river rock.


The swale acts like a natural, grassy slide for rainwater. It catches the sheet water running across your property and gently channels it around your home, following the natural contour of the land.


4. Catch Basins for Low-Spot Mitigation


If you have a driveway that slopes downward toward your garage, or a patio that sits lower than the surrounding lawn, water will inevitably pool there.

In these scenarios, we install heavy-duty plastic or concrete catch basins flush with the ground level. These basins are topped with a heavy metal grate. When it rains, surface water flows into the grate, settles any heavy sediment at the bottom of the box, and flows out through a smooth underground pipe to a lower elevation on your property.
